Events

The Sumner Center facility is available for events. As a general matter there are two
categories of Event use. What probably comes to mind first is “Event Rental”, paying
to use some or all of the facility. The second, which may be less obvious, are “Co-
operative Events”. An overview of each is described below.

“Event Rentals”. Event rentals opportunities are offered on a market rate basis.
Availability typically involves nights and weekends, owing to the Co-Working activities at
Sumner Center. There are some limited opportunities for weekday scheduled event
rentals, particularly where the event will benefit either Co-Working Members and/or the
community as a whole. “Event Rental” options are typically “private” events. Options
include customization of the space.

As set forth in our “Event Rental Agreement” all Event Rentals require that the customer
take full responsibility for the activities of each of their guests. This includes making a
security deposit and obtaining an event insurance policy. There may be limited
exceptions to the event insurance requirement where the patron is an established
business that can provide insurance coverage under its existing policies. Rentals that
involve serving alcohol on the premises will additionally require involvement of a
licensed and insured bartender. In the context of more extensive events we may require
engagement of an off-duty peace officer. While these requirements may seem
inconvenient they are directly connected to protecting the Facility, all guests and
employees and the broader public.

Pricing for “Event Rentals”, is provided on an individualized basis. In doing so, we
consider the scope of use (as measured by attendance), seasonal factors, day of the
week, as well as the potential impact that any event may have as to unavailability Co-
Working, for other Event Rentals or Cooperative Events, staging, cleaning and similar
requirements. Attendance is subject to confirmation though both Facility staff and the
Facility security system.

“Cooperative Events”. Cooperative Events are events where one or more individuals or
businesses work with Sumner Center LLC to produce an event. Unlike “Event Rentals”
our “Cooperative Events” are typically open to members of the public subject to our
“General Facility Guidelines” and any specific requirements applicable to the individual
event. To fund the development and execution of Cooperative Events the attendance,
food and beverage revenue is allocated on a pre-arranged basis to address both
underwriting and variable costs. This is set forth in our Cooperative Event Production
Agreement. Consistent with the objectives of the Award, in booking and developing
Cooperative Events we prioritize opportunities to bring in visitors or businesses from out
of state.
